Hiring a Realtor® to Sell Your Home- Why?

I came to the realization that I am a third generation real estate agent- you could literally say that helping people buy and sell real estate is in my blood. My grandfather specialized in commercial real estate, my father at one point developed condo units and my mother was a residential Realtor®. Yet knowing the importance of hiring a Realtor® to sell a home, my sister decided to sell her investment property on her own. I of course, from 3000 miles away, advised her she was probably going to lose money by not hiring a Realtor®.

Why?

Price. The price she lists it at won’t be accurate because Zillow and Zestimates won’t help her find the correct price point.

Increasing Value. She won’t know the few inexpensive repairs to complete prior to listing to help increase the value.

Photos. The iPhone photos she is going to post won’t highlight the best features of the home because she doesn’t know what buyers are looking for.

Marketing. The home won’t be marketed correctly. Other Realtors® are not going to know about the home for sale and bring their well qualified buyers.

Showings/Open Houses. She works full time and won’t have time to schedule showings and host open houses for buyers and other brokers.

Negotiating. She could be leaving money on the table because a buyer says it’s going to cost X amount of dollars for this repair after a home inspection and really it doesn’t.

Project Management. She won’t be available (because of her full time job) to be at all home inspections, meet the appraiser, ensure all parties are adhering to completion dates. Delayed closings can cost you money!
