Congrats! 🎉 You’ve found a house that makes your heart skip a beat—and now it’s time to talk strategy. Should you offer the asking price, go above it, or try to negotiate below? There’s no one-size-fits-all answer, but don’t worry—that’s where I come in.

As your buyer’s agent (and your home search hype squad), I’ll walk you through all the key pieces we need to consider so you can make an informed offer that works for you.

Here’s what we’ll look at:

What’s the local market doing?
Are we in a seller’s market where homes go in a blink and over asking? Or is it a buyer’s market where you have a little more room to breathe—and negotiate? I’ll break down what’s happening in the neighborhood so we’re not going in blind.

How long has the home been on the market?
Days on market can tell us a lot. If it’s been sitting for a while, the seller might be more open to a lower offer. But if it just hit the market and already has multiple showings booked... well, we might need to come in strong.

What have similar homes sold for?
This is where the numbers come in. I’ll pull a Comparative Market Analysis (CMA) to see what similar homes nearby have recently sold for. It helps us figure out what a fair offer looks like—and avoid overpaying.

How competitive is this property?
If there’s buzz around the listing or we hear of other interested buyers, we may want to put our best foot forward. (Sometimes that means going a bit over asking, depending on how badly you want it.)

What’s your budget and comfort level?
This is a big one. You don’t want to fall in love with a home and then feel financially stretched every month. I’ll help you stay grounded, even in the heat of the moment, so you’re confident in your decision.
